MATERIAL RESERVES: According to the MONTANA DEQ OPEN CUT PERMIT #: 21, AMENDMENT #: 2, Filed February 6, 2013, the permitted area of 56.7 acres contained reserves of 2.7 Million Cubic Yards of material. Annual Production Reports indicate that approximately 4700 Cubic Yards of material have been removed to date, leaving nearly all of the reserves in place. There are also substantial material reserves throughout the remaining unpermitted acreage. Core sample information available in the DEQ report indicate a material depth of 40 feet with 60+ acres remaining untouched. There are two main access roads. One is entirely contained within the property. The other crosses through a radio tower site with a right of way agreement in place. Easements are also in place to facilitate access to Old Hardin Rd as well as the interstate.

VIRTUALLY IMMEDIATE CASH FLOW: Upon purchase of the property, seller "re-assigns" the DEQ permit to the new owner. New owner files the appropriate reclamation bond and commences operations.

POTENTIAL FUTURE USE: Topography consists of high flat bluffs and outcroppings, dropping off into sweeping hills and stretching out to bottom land. Looking east from the property provides one of the best natural panoramic views in the greater Billings area!! A very conservative current price per acre for bare land in the area is around $15,000 with some properties in the immediate area selling for well in excess $50.000 an acre.
